Question: Where is your office located?

Answer: Our office is located at 305 Dudley Street, Boston MA 02119 (in Roxbury). We are open M-F 8:30am-4:30pm and the office phone number is 617.299.1075. You can also text us at the number. You can also follows us on Twitter @IsaliaPropertyG and "like" us on Facebook. 

 

Question: When is my rent due?

Answer: Unless otherwise stated in your lease, rent is due on the FIRST of every month.

 

Question: Can I pay rent online?

Answer: Yes! You can pay online at our website: www.isaliaproperty.com. Or you can pay by check and snail mail to us. Please make all checks out to Isalia Property Group, LLC and received by the first of the month. 

 

Question: I need WiFi! Do you offer it? Can I get it on my move-in day?

Answer: In most cases, Yes! We strive to offer affordable, high-speed WiFi in most of our building. Please check the lease information packet or ask Jenn.

 

Question: I have an emergency at our apartment, what do I do?

Answer: If you think your life is in danger, always call 911 first! For a gas leak call National Grid or 911 iImmediately: 1-800-233-5325. Then call Jenn at the office or her cell phone depending on the time of day. We consider an emergency to be a repair that, if not immediately addressed, would likely cause damage to the rental property or injury to its occupants. If an emergency happens after office hours, please call Jenn at 908.963.5280. If she does not answer, leave a message and call back again. You can also text us at 617.299.1075.

 

Question: I have a maintenance request for my apartment, who should I call?

Answer: Maintenance requests can be submitted through the tenant website, emailed to Jenn, or you can call the office during office hours. Please try and keep all requests to within office hours (excluding emergencies). In most cases, we will come to your unit to diagnose the problem and then contact the appropriate company to complete the request.

 

Question: What do I do about utilities?

Answer: In most cases, all utilities should be in a tenant's name (with the exception of water - check your lease). If not, your utilities will likely be cancelled. It's a good idea to take care of this a few days before your move-in date to avoid utilities being shut off in your apartment. If you have any questions, please ask Jenn. 

 

Question: Why did I just receive a bill for my water usage? 

Answer: In our newer buildings, we indiviudally sub-meter the water usage of each unit. Please refer to the Water and Sewer Addedum in your lease.

 

Question: What should I do if I want to renew my lease?

Answer: Because the rental market in Boston is unique and renters look for apartments far in advance of moving, we will contact you by the date specified in your lease to ask if you intend to renew. This may be as early as January for a September 1st rental. If we cannot reach you within a reasonable period of time, we will assume that you have opted not to renew. 

If you chose to renew, you will be issued a new lease upon expiration of your current one even if the terms remain the same. This will be provided to you in writing 30-60 days prior to the expiration of your existing lease. We are not under any obligation to renew any lease.

 

Question: Can you tell me about security deposits?

Answer: The security deposit, usually equal to one month's rent, was collected before you moved in. Generally speaking, the deposit is returned to you within thirty days of your move-out date unless: 

  • You fail to pay the rent or violate any other lease terms
  • The apartment is damaged beyond "normal wear and tear"
  • The apartment is not left in broom clean condition upon move-out

Security deposit deductions, if any, will be itemized and provided to you for your records. Please note - we will routinely inspect units for damage, and almost always inspect thoroughly before or upon move-out. Please be aware that we will often opt to replace (and not repair) items that are damaged, in order to maintain the unit in its current condition.

 

Question:  I received an Apartment Condition Statement in my Tenant Welcome Packet. What is this for?

Answer:  Prior to your move-in, we have gone through your apartment and made note of any existing damage. Please go through your apartment and make sure this LACS (Landlord Apartment Condition Statement)  is accurate. If you find any damage that is not listed, please return the Tenant Copy of the Apartment Condition Statement to Isalia Property Group along with the LACS. If you find the LACS to be accurate, please sign the LACS and return to Isalia Property Group, no later than fifteen days after your move in.  You are encouraged to take any pictures of damage and email them to Jenn. 

 

Question: What is the trash pickup schedule?

Answer: Tenants are responsible for ensuring that trash and recycle bins are put on street and returned to their proper storage location. More information about your building's garbage collection can be found at www.cityofboston.gov/myneighborhood

 

Question: How should I leave the unit upon move-out?

Answer: Here is a checklist that I found online to help each unit get ready for a moving out of their apartment. As per your lease, the apartment has to be cleaned prior moving out in order to not have any security deposit deducted for cleaning. This list serves a great starting point for your cleaning:

LIVING ROOM/DINING ROOM

  • Clean ceiling fan blades and/or light fixture.
  • Use broom or vacuum attachments around ceiling and in corners.
  • Wash down walls and baseboards.
  • Clean both sides of door and doorframe.
  • Clean vertical blinds and/or mini blinds.
  • Clean windows-including tracks and/or sliding doors and tracks.

BEDROOM(S)

  • Clean light fixture and/or ceiling fan blades.
  • Use broom or vacuum attachments around ceiling and in corners.
  • Wash down walls, baseboards, doors, closet shelves, and windowsills.
  • Wash windows and tracks.
  • Vacuum carpet. (Use crevice tool around baseboards or use broom to pull dirt out into middle

BATHROOM

  • Wipe out medicine cabinet and under the sink.
  • Clean bathtub including walls, faucets, showerhead, and front of tub.
  • Clean toilet including base, tank, and bowl.
  • Clean sink, faucets, and countertop.
  • Wash mirrors.
  • Sweep and mop floor.

KITCHEN

  • Clean out all cabinets and drawers. Wash down inside and outside of cabinet doors.
  • Clean oven, stovetop, burner
  • Clean inside, outside, and top of fridge. Also clean crisper drawer(s) and under drawer(s).
  • Clean light fixtures and or ceiling fan blades.
  • Wash down walls and baseboards.
  • Wash countertops.
  • Clean sink.
  • Sweep and mop kitchen floor.
  • Clean exhaust fan cover.
